Droppings, damaged insulation and odours need to be assessed together. If rats, mice or squirrels are still active, control and entry-point assessment form part of the plan. Cleaning alone will not prevent fresh contamination.
The hatch, headroom, boarding, stored belongings and route through the property affect the work. Inaccessible areas and any need for another contractor are explained before starting.
Avoid disturbing droppings or dusty material. Mention suspected asbestos, damaged wiring or unsafe flooring; these may need specialist assessment first. Active nests and other wildlife must also be considered before disturbance. See HSE’s guidance on bird droppings.

Your quote identifies the areas and materials to be cleared, such as contaminated insulation and accessible pest debris. Stored possessions are discussed with you; general household rubbish removal is not automatically included.
Cleaning and any suitable sanitising treatment follow the agreed scope. Products are used according to their labels. Complete removal of every odour or allergen cannot be promised.
Replacement insulation and pest proofing are included only when agreed in the quotation. Roof, electrical and structural repairs, and asbestos removal, require appropriate specialists.
Cost depends on the loft size, contamination, access, waste handling and any replacement insulation. You’ll receive a clear scope and total including VAT; additional work needs your agreement. See the quotation guide.
